These Terms apply to your use of skiathoshomes.com and any private introductions or notifications you request. By browsing this site or submitting a brief, you agree to be bound by these Terms on behalf of yourself and any organisation you represent.
Our Service
We provide property advisory and real-estate brokerage services for the sale of homes, villas and land. We act as a broker (μεσίτης) under Greek Law 4072/2012: brokerage is provided under a written brokerage contract, and any brokerage fee is due only under such an agreement; our G.E.MI. entry serves as our broker registry, and our legal representative holds a real-estate broker's licence. We are bound by the professional confidentiality and pre-contractual disclosure duties the law imposes (including informing you of property characteristics and of any double-mandate or competing interest known to us).
Property Information Is Indicative
All descriptions, measurements, prices, images, distances, legal/dossier indicators and area assessments are provided in good faith for general information only. They are indicative, may change, and do not constitute an offer, a contract or a warranty. Any purchase is subject to your own independent legal, technical and financial due diligence and to a separate written agreement. Legal-status indicators reflect information known to us at the time and must be independently verified.
Access Tiers, Links & Tokens
Some listings are public, some selective (certain details released after clearance), and some private (visible only with a valid access link or token). Access links and tokens are personal to you, must not be shared or published, and may be deactivated or revoked at any time at our discretion. You must not attempt to bypass, probe or defeat the site's access controls. Where you access selective or off-market information, your use is also governed by the Private Access Terms.
Acceptable Use
You agree not to: misuse the site or its forms (spam, automated scraping, overloading); submit false information; upload unlawful or harmful content or files; infringe others' rights; or attempt unauthorised access to any part of the site or its data.
Intellectual Property
All content — text, photographs, imagery, layout, design and code — is owned by or licensed to Skiathos Homes and protected by law. You may not copy, reproduce, redistribute or use it without our prior written permission, except for your own private, non-commercial evaluation of a property. Maps use OpenStreetMap data; icons, fonts and embedded video players (YouTube, Vimeo) come from third parties and may be subject to their own terms.
Limitation of Liability
To the maximum extent permitted by law, we are not liable for any loss arising from reliance on indicative property information, from unavailability of the site, or from any third-party component. We facilitate introductions but are not liable for the outcome of negotiations, property defects, or third-party actions. Nothing in these Terms excludes liability that cannot be excluded under Greek law.
Governing Law
These Terms are governed by Greek law. Any disputes are subject to the jurisdiction of the courts of Volos, without prejudice to any mandatory consumer-protection rights you may have.
