Private Access

Before we open a private file

Plain language. Two minutes. Nothing to sign here.

The short version

  • What you see is private. Photographs, exact location and documents are for you — not for forwarding.
  • The introduction is ours. If you move on a property we introduced, you move through us.
  • We are paid on completion. A brokerage fee applies only if a purchase completes through our introduction, under a written agreement signed before any viewing.
01

Why this exists

Some of the properties we introduce are not on the market. Their owners have asked for privacy — sometimes for years. The only reason we can show them to you at all is that everyone who sees them treats them the same way.

These terms are how we keep that promise, and they are short on purpose. Reading a file obliges you to nothing, and nothing is owed for looking.

02

What counts as private information

When we open a private or off-market file, the following is confidential: photographs and video, the exact location and maps, legal and technical documents, pricing, the owner’s identity, and the simple fact that the property is available at all.

That last one matters most. In a market this small, word that an owner is considering a sale can reach them — and their neighbours — before they are ready for it.

03

What we ask of you

  • Keep what we share to yourself and to the people advising you;
  • Use it to evaluate a purchase for yourself, or for someone you have told us you represent;
  • Don’t republish, forward or post it, and don’t pass on your access link — it is issued to you personally;
  • Share it freely with your own lawyer, engineer or accountant — just tell them it is confidential.

If disclosure is required of you by law, that is fine — where you are allowed to, let us know first.

04

Working through us — and how we are paid

If you decide to pursue a property we introduced you to, we ask that you keep working through us, rather than approaching the owner directly or through another agent. This is not a formality: our access exists precisely because owners know we will not be bypassed.

We are licensed real-estate brokers under Greek Law 4072/2012. A brokerage fee becomes payable only if a purchase completes through an introduction we made, and only under a written brokerage agreement — which we sign with you before any viewing takes place. You will always see the terms in writing before you commit to anything.

Nothing is payable for reading a file, asking questions, or meeting us. There are no surprises here by design.

05

Record, term and law

When you accept these terms — from a form on this site, or in writing — we record your name, email, phone if you gave one, the date and time, your IP address and browser, and which version of these terms you saw. We keep it as evidence of agreement and to manage access, handled under our Privacy Policy.

These terms apply for 24 months from acceptance. Obligations covering information that is still not public continue after that. Accepting them does not oblige either of us to proceed with anything, and grants you no rights over a property beyond evaluating it.

Greek law applies, and the courts of Volos have jurisdiction. These terms sit alongside — they do not replace — the professional confidentiality and disclosure duties we already owe you as a broker.

06

Questions before you’re comfortable?

Ask. We would rather answer a question now than have you agree to something you half-read. You accept these terms at the point where they actually matter — on the form where you request access to a specific file — not here.
